Inventory Division

The Tenancy Deposit Scheme (TDS) was put into place in 2007 and reinforced the need for a comprehensive and detailed inventory. Having an independent company who can remain impartial in the event of a dispute with a tenant is crucial. The inventory report exists to safe guards the interests of the owners or agents and tenants alike.
In the event of a dispute, if there is no inventory report to support the landlords claims, it is highly likely that the landlord or agent would be unsuccessful in reclaiming any monies from the tenant.
Equally a poorly complied inventory can lead to the same result. It is crucial that a comprehensive detailed report is created to protect the building and any contents from damage or replacement by the tenants.

Comprehensive Inventory and Schedule of Condition
A detailed description of the condition and contents. This is to include property, any outbuildings and garden area. Pictures will be taken of each room noting any damage and recording. Meter readings will also be taken.
Arrangements will be made to meet the tenant at the property to hand over keys. Meter readings will be taken with tenant present whilst the inventory is explained in detail identifying any significant damage. The inventory is then signed and returned to the agent/ Landlord personally or by electronic media.
If the tenant wishes to attend then they will accompany the clerk working through the signed inventory. Comparisons will be made between the current condition of each item with the original inventory. Keys will be taken from tenant (If they attend) as will be a alternative contact address.
Meter readings are taken as are any photographs identifying any damage to the property, garden or out buildings. Keys are returned to the landlord / agent and a full report is complied and delivered to the landlord / agent electronically or by hand.
